Prado Valley One HOA Meeting Minutes – Thursday March 26, 2026
Quarterly Membership Meeting ~
In Attendance: David Shavor, Sherry Malone, Mike Stotts, Leonard and Cindy Valdez, Mark Ritchie, Carolyn Shubert, Pete and Laura Gianniny, Jill Coursin
6:33 pm Meeting was called to order.
Minutes from previous membership meeting were read and approved by Sherry and Laura
Treasurers quarterly report: The quarterly financial report was presented.
Meeting started off with a brief discussion regarding storage containers located on HOA managed properties. The ACC will be meeting with a property owner on March 27th to discuss covenant violation. It was also made known storage containers on private property located in Rio Arriba County must have County and State permits.
OLD BUSINESS:
Road Committee Report:
Rock material was purchased and delivered to Rocky Bluff area on March 20th. HOA volunteers on Sunday afternoon gathered to stabilize the Gabion and fill the gabion with additional rocks. More volunteer work is needed to complete this project. Please reach out to Mike Stotts if you help out.
Some road reflectors have been installed and additional reflectors will be added as needed.
No progress on road grading and bar ditch work. The road committee has spoken with Dale at LeRoy’s Excavating to provide road grading work for subdivision roads. Follow up with Dale is scheduled for April. The road committee is working to provide base-course material on Bean Creek Dr.
Road committee continues to evaluate and plan road improvements on Rocky Bluff, Bean Creek Dr., Rocket Launch, and Buffalo Trail.
NEW BUSINESS:
Brian Richter is offering the rock generated from his home site construction to HOA property owners. The HOA plans to use some of this rock at various road erosion areas in the subdivision. If any HOA member would like rock from this site please contact Mark Ritchie (307) 761-0990 to request a delivery. Deliveries are available the first week in April. The property owner is responsible for contractor delivery fee to deliver rock to their property. Excess rock will be stored at 24 Yermo Dr.
The majority of HOA annual dues have been received. Accounts who’s dues payment is 30-days past due will automatically incur a $25.00 late fee.
A camping trailer has been located on Lot 15-M in Unit 15. This is in violation of the 2025 protective covenants. A letter will be generated requesting the property owner to remove it from the lot.
Sherry Malone is hiring an arborist to provide tree trimming services at her residence on Monday April 6th. If anyone is interested in tree maintenance services, please reach out to Sherry (505) 685-0588.
Next meeting is scheduled for Saturday June 20: Meeting @ 4:00 pm with a follow on social hour(s). Venue to be determined.
