Prado Valley One HOA Meeting Minutes – Saturday, October 5, 2024

Quarterly Membership Meeting ~

In Attendance:  David Shavor, Sherry Malone, Mike Stotts, Kym Stotts, Mark Ritchie, Leah Hardy, Leonard Valdez, Cindy Valdez, Art Dana, Debbie George, Tracy McBride

3:05 pm Meeting was called to order.

Minutes from previous membership meeting were read.  Minutes approved by Leonard Valdez and seconded by Mike Stotts.  Minutes approved by consensus as read.

Treasurers quarterly report:  The quarterly financial report was presented. 

OLD BUSINESS:

Road Committee report:   The Road committee and HOA member volunteers completed the gabion project along Rocky Bluff road.  Left over rock from the project will be repurposed.

Mike Stotts and Leonard Valdez installed 2 road safety signs on Rocky Bluff.  One sign is located at each end of the roadway.

Mike Stotts has proposed a road maintenance work day on Saturday October 12th.  The work group will focus on restoring the culvert at the beginning of Bean Creek rd. and restoring bar ditches in that area.  Volunteers should arrive to the area at 9:00 am.

Mike Stotts will coordinate a road committee meeting to identify and plan future road work.

Due to high traffic by construction workers on Pinion Rd and usage of Rocket Launch hill, maintenance of Rocket Launch hill will be postponed until further notice.

Proposed 2024 Protective Covenants:  The Covenant Review committee would like to thank all the members who participated in the review process and provided constructive comments.  Your opinions are valued and your time is appreciated.  The proposed covenants have been finalized and updated accordingly.  The committee has determined it is necessary to update and file the HOA’s Bylaws prior to updating and filing the revised covenants.  Work on revising HOA Bylaws is targeted for first quarter 2025.

NEW BUSINESS:

Litigation with property owner of Unit 15, Block 3, Lot 11 has been ongoing since February 2024.  Mediation is expected to commence before the end of the year and a final summary hearing with the appointed judge is expected in early 2025.    Due to attorney fees and court costs related to this case, attended meeting members voted and agree by consensus to request HOA members to submit 2025 HOA membership dues payments early to avoid imposing a membership special assessment to cover financial deficit.  Letter to members will be forthcoming.

Anyone needing help to recycle glass may contact Tracy McBride.

Annual road side weed burning is scheduled for November 2nd, 2024 at 9:00 am.  Volunteers are needed and are encouraged to contact Mike Stotts to coordinate the work.

Lot owners are advised to inform the Architecture Control Committee (ACC) of proposed or scheduled construction/improvements.  Committee members are David Shavor, Mike Stotts, and Leonard Valdez.
