The PVOHOA will be performing road improvement projects within the HOA boundaries. Improvements are limited to available funds. Road improvements are prioritized by safety first, then vehicle traffic on each road ~
ROAD SAFETY PROJECT
June 25, 2026 – Road reflectors have been installed on Buffalo Trail and Bean Creek Dr. Additional reflectors will be added as needed . The steel posts surrounding the culvert at the beginning of Bean Creek Dr. have been replaced with new posts and rocks painted yellow to alert drivers of the presence of the culvert. The construction cones in the area have been removed.
The road committee continues to address road grading work for subdivision roads. The inhibiting issues are: lack of significant rain and availability of contractors and equipment. The road committee is working to provide base-course material on Bean Creek Dr.
Gabion work is completed. Waiting for rain so the team can start back filling between road and gabions.
We will be using rock to mitigate erosion areas and arroyo on Rocky Bluff.
March – June 2026 – Rocky Bluff Road Stabilization & Erosion Control Project Update
HOA volunteers will be distributing rock material on subdivision roads beginning the first week in April, 2026. Road erosion mitigation areas will be prioritized including Rocky Bluff, Buffalo Trail, and Bean Creek Dr. This work will help protect and stabilize eroded areas along the roads and arroyos.
On Friday, March 13 we purchased a dump truck of river rock for this project. On Sunday, March 22 – Several HOA member volunteers including, Mike Stotts, Leonard Valdez, Leah Hardy & Mark Ritchie, Andy McWhirter, Pete Gianniny, and Jack Bassett spent the afternoon hours reinforcing and filling the 32′ Gabion with river rock.
November 15, 2025 – Rocky Bluff Road Stabilization & Erosion Control Project
HOA volunteers installed a 32′ Gabion wall in the arroyo below Rocky Bluff Rd. Todays team of volunteers were: Mike Stotts – appropriating the Gabion material, tractor work, rock hauling, and Gabion assembly; Jack Bassett -backhoe trenching and rock hauling; David Shavor, Andy McWhirter, Mark Ritchie, Leonard and Cindy Valdez – Gabion assembly, rock brigade and shovel work. It was a long day of hard hands on work. Additional time is required to complete the filling of the Gabion with rocks. - Install speed bumps with caution signs. We will start on Fort Delfina Rd. within HOA boundaries and add speed bumps with signage to other roads pending funding availability. Driving at excessive speeds is unsafe and will damage the roads. – Completed

Note: Grading projects are weather dependent. Grading during dry periods overall will degrade the road. Grading projects and road bar ditch improvements will be performed after rain events.

- Improve road drainage, erosion, and bar ditches. Drainage ditch will reduce the possibility of road washouts that are expensive to repair.
