Prado Valley One HOA Meeting Minutes – Sunday, January 4, 2026

Quarterly Membership Meeting ~

In Attendance:  David Shavor, Sherry Malone, Mike Stotts, Leonard and Cindy Valdez, Tracy McBride, Mark Ritchie, Debbie George, Carolyn Shubert, Pete and Laura Gianniny, Brian Tate

3:05 pm Meeting was called to order.  

Minutes from previous membership meeting were read and approved as corrected for miss-spelled street name, Pete/Sherry

Treasurers quarterly report:  The quarterly financial report was presented.   

OLD BUSINESS:

Road Committee Report:   

Member volunteers installed a 32’ Gabion rock wall in the arroyo parallel to Rocky Bluff.  Additional rock is required to complete the installation.  $500.00 was approved for the purchase of additional rock.   Mike or Leonard will organize a truck delivery to the work site.  Once the rock is available volunteers will be needed to complete filling the Gabion with the rocks.   Please reach out to Mike Stotts if you help out.

Additional road safety reflectors are required at several locations in the Subdivision.  Mike Stotts plans to place an order for the units.

The road committee is still trying to schedule road grading and bar ditch work for Bean Creek Dr., widen Rocket Launch, and improve Rocky Bluff.

NEW BUSINESS:

Mike Stotts provided everyone in attendance a compiled list of contractors that service the Abiquiu area.  If you would did not receive a copy of the list and would like one, contact Mike Stotts or Cindy Valdez.

Non-approved storage container on property on Buffalo Trail:  The HOA sent a certified letter to the property owner (Mr. Umi) of the lot on Buffalo Trail notifying the owner about the unapproved location of the container.  Covenant documents were also provided to the property owner.  Due to no response from the owner, Mike Stotts will send another letter requesting action from the owner to provide plans for construction or removal of the unit.

Cindy Valdez visited Del Norte CU in Espanola to obtain information on business banking services the CU provides.   It was determined relocating HOA banking to the Espanola area would be more convenient for doing business and the Credit Union offers additional banking services the HOA does not currently have.    It was approved for Tracy McBride to proceed to close the HOA business checking account at US Bank.  Cindy Valdez will meet with Del Norte CU in Espanola to open a new checking account for the HOA.  All board members will be allowed full access/control of the new bank account.  2026 board members are Mike Stotts, Sherry Malone, and Cindy Valdez.

One member is in the process of filing a police report for a recent theft on his property located on Corona Rd.  The thief was caught on video and will be provided to the police.  The male thief drives an older, 1990’s, white Ford F-150, 2 door, 2-wheel dr. vehicle.  Anyone who happens to see this vehicle in the neighborhood is encouraged to snap a photo of the license plate but do not engage with the driver.  If you whiteness suspicious activity or trespassing  in the subdivision please report it.

2026 annual dues invoices were distributed with a due date of March 2nd, 2026. 

Cindy and Jill compiled a letter to non-member households who access subdivision roads requesting donation dollars for the road fund.  Mike approved and signed the letter.  Cindy will mail letters on Monday January 5th.
